All homes are being built using the following materials and specifications:
(Lots 12, 17, 37)

• Insulated stem wall foundations.
• Homes must have 25% of the exterior walls facing the street as stone. (This is part of the CC&R's). Stone Value $20 - $30 per square foot
• All sub-floors are 1.1/8th T&G. Radiant heating can be added, (See warmboard.com for details) Cost installed is approximately $10 per square foot over the cost of standard forced air heating.
• All exteriors woods are dipped (meaning painted/stained all four sides, including sidings)
• All interior trim is “grade one” Alder wood, including custom made cabinets.
• All homes will have slab granite countertops #2 or better grade.
• All interior doors are solid 8' high, stain grade, 3 finish. (see sdoors.com)
• All front doors are minimum 42” to 48”-8' side-lit. (see sdoors.com)
• All homes have a special opening window wall between 12'-18' feet wide. (see sdoors.com) Cost is per section; four sections minimum per smallest door, price is $16,000 minimum per home.
• All homes to be air-conditioned.
• All homes to have upgraded bathroom and kitchen fixtures and faucets.
• All garage doors are insulated with up-graded openers.
• All flooring will be natural stone or wood (Cost $10-20 installed per foot), upgraded carpet allowance ($45 per yard installed) in bedrooms.
• Tubs and showers to be stone or tile surrounds. Glass enclosures.
• Built in appliance packages to be signature lines of brand names.
• All homes to have a custom wood beam and lighting package for enhanced detail. *Wired for security and surround sound and plumbed for central vacuum.
• All homes will have double pane, tinted, low-E, high altitude glass, in composite frames for low heat and cold conduction.
• Roofs are 40-year high profile shake style asphalt singles.
• All homes have gutter system for water irrigation of yard vegetation.
